PREVIOUS INFORMATION
On receipt of a letter from Northern Trust, MPC’s planning representatives have been informed and are discussing the general concerns regarding this development ahead of the formal planning process.
Northern Trust advised MPC that it delivered the letter to approximately 100 properties in the following roads:
Cotswold Edge
Dixon Close
Millard Close
Sovereign Fields
Glass House Road
Market Garden Close
Broad Marston Road
Anyone can submit comments to Northern Trust, as detailed in the letter (it asks for comments before 21 May 2025), and once a formal planning application is submitted to Cotswold District Council (CDC), MPC will be informed, as a statutory consultee, and it will submit its thoughts. At this time, residents will also be able to submit their comments to CDC.
The decision of whether to grant or refuse an application rests solely with the planning authority, CDC, and not with MPC. The planning authority will take all comments (rejecting non-material submissions) into consideration and make its decision accordingly.
The clerk contacted District Councillor Tom Stowe, who has given the following advice:
“It would be too early at the moment to comment on these proposals as they are in the very early consultation stages, so we will have to wait until further information becomes available when any future application is submitted.
I would recommend that you engage with the consultation process from the very start and raise any issues that you can think of.
The management of traffic on any new development at this location would be important, as traffic coming through the village would have to use either Back Lane or Chapel Lane to access it.
As part of any future planning application there would normally be a traffic management plan submitted, and Gloucester County Council Highways would also be a statutory consultee.
This site was included in the Mickleton SHELAA (Strategic Housing and Economic Land Availability Assessment) in 2021. This document, in short, evaluates potential development sites around the district needed for CDC to deliver the housing target it has to achieve as set by national government.
Since the new government came to power last summer, they have doubled the number of houses which need to be delivered in Cotswold District from around 500 per year to around 1,000 per year, which is clearly concerning.
